What does an end of tenancy clean have to cover?
End of tenancy cleaning, also called move-out cleaning, is the full clean of an emptied home, carried out just before the outgoing inventory check. It goes well beyond a thorough clean: the flat is brought back to the state it was handed over in, including the surfaces nobody touches day to day, the inside of the oven, the shower seals, the tops of the cupboards, the window channels.
In Geneva, it is the step between your move and your rental deposit. On Swigo you choose the provider yourself, you see their rate before booking, and the payment is only released once the work is done.

What Geneva letting agencies look at first
-
The outgoing inventory report
Every defect is recorded there, charged to the tenant or not. Read it again before signing and have your reservations written in: that is your only chance to do so.
-
The rental deposit
It stays frozen until landlord and tenant agree, and neither can release it alone. A home handed back clean removes the main reason for withholding it.
-
The kitchen and the bathroom
The oven, the extractor hood, the shower seals and limescale account for most disputes. Geneva water is hard: scale builds up quickly and shows immediately.
-
What is not cleaning
Wall plugs, holes, chipped paint, worn flooring: these are repairs and are settled separately. That is handywork, not cleaning.
Unlike France, Switzerland has no tax credit on domestic services: the price shown is the price paid. In Geneva the real saving is elsewhere, in the deposit you get back. A CHF 600 clean that avoids CHF 1200 being withheld pays for itself quickly. On Swigo you compare the profiles, reviews and rates of the providers available in your municipality, from Geneva to Carouge, Meyrin, Vernier or Lancy, and you choose yourself who restores your home.
Frequently asked questions, end of tenancy
Scope, deposit, equipment: the questions that come up most often.
Does an end of tenancy clean guarantee I get my rental deposit back?
No, and nobody can promise that. The deposit is only released with the agreement of landlord and tenant, or by court decision. A careful clean removes the most common reason for withholding it, but it does not cover damage, wear and tear or a missed notice period. Be wary of guaranteed deposit promises: they commit nobody.
What makes the price vary?
Four things, in this order: the floor area, and above all the number of bathrooms and windows; the state of the home at the start, since a greasy kitchen or a scaled-up shower adds several hours; the extras, cellar, attic, balcony or blinds; and the equipment and products, brought by the provider or not. Each provider sets their own rate: it is on their profile and confirmed to you before booking.
Do I have to supply the equipment and products?
It depends on the provider. Some arrive with their own vacuum, products and descaling kit, others use yours and charge slightly less for it. The information is on each profile, and you can agree it before booking.
What happens if the agency asks for a touch-up?
Many providers offer to come back free of charge in the days following the inventory check, as long as the disputed point really is a cleaning matter. This touch-up guarantee is not automatic on Swigo: check it on the profile, or ask for it when you book.
How long should I allow?
Allow six to eight hours for an empty three-room flat in good condition, which two providers can share over half a day. A heavily soiled home, an open-plan kitchen or a lot of windows will make the job noticeably longer.
When should I book relative to the inventory check?
The clean is done with the flat empty, ideally the day before the inventory check or the day before that. Book two to three weeks ahead: month ends, and above all the end of March, June and September, are in very high demand in Geneva.
